The action
The owners of this newly updated, three-bedroom bungalow on an 85- by 65-foot corner lot were adamant that it could sell for around $1.2-million, like another bungalow on a larger lot on the street. Agent Nishan Kuganesaphavan had it listed from $1,288,000 to $999,000 over two months this spring, but the sellers were unsatisfied with all offers. They switched to another agent – with fewer results – as the number of competing homes on the market rose over the summer. In the fall, they rehired Mr. Kuganesaphavan.
“It was the start of the downturn of the market,” he said.
“The expectation was quite high for the family of this property when it was initially listed, and then there were quite a number of factors that resulted in the delay of the sale of the property.”

In October, the bungalow was posted with an asking price of $1. That drew numerous first-time buyers and developers. After the asking price was raised once again, to $949,900 this time, a buyer finally came forward with an offer the sellers could accept – $920,000.
“We had offers around this price range prior to receiving this offer,” Mr. Kuganesaphavan said.
“That’s when [the sellers] had the realization to accept this offer.”
What they got
This detached bungalow has a new roof, windows and doors, including a new set for the attached, double garage.
The furnace was recently replaced, and the main kitchen and two three-piece bathrooms have been remodelled.
Hardwood flooring has been installed in the bedrooms, and the living and dining rooms on the main level.
In the basement, there is an in-law suite with a separate entrance, a kitchen and a recreation area, in addition to a den and two bedrooms.
