The action

This one-bedroom plus den unit at McMurrich Residences, near Ramsden Park on Yonge Street went on sale in the spring and had nine visitors over five weeks – but no offers. It was taken off the market for the summer and reintroduced in the fall at a slightly higher price.

“In the summer, the market was noticeably picking up in the downtown condo market,” agent Scott Hanton said.

“We thought, maybe the market was coming back better than we thought. We tried listing it a little higher.”

This time, the 737-square-foot unit had 11 visitors and one formal offer. Negotiations resulted in a deal $25,000 below the asking price.

“Both the fall and the spring offered buyers a ton of choices, but the reality is the choices weren’t that great,” Mr. Hanton said.

“This one was much more homier and spacious than newer condos in the area.”

The agent’s take

“It’s a very quiet building and a community where everybody recognizes everybody and says, ‘Hello,’” Mr. Hanton said.

“Although the balcony is facing north, there are no opportunities for any buildings to go in front. You get an unobstructed sunset view every night overlooking Summerhill and Yorkville. It’s a beautiful spot and very quiet.”
