The action

Under most circumstances, agent Christopher Bibby would have steered his clients away from listing their roughly 500-square-foot unit at the end of the year. But last December, he judged that the property had a better chance of being spotted by potential buyers who might be unable to find anything of similar size in other buildings surrounding College Park.

“Typically, we’d never tell clients to wait until December or the middle of summer [to sell] because traditionally, these are the slowest times of the year,” Mr. Bibby said.

“A lot of our audience was looking for one-bedroom [units], but there weren’t really any options in that immediate area.”

Mr. Bibby warned his clients it could still take months to find a buyer, but stuck rigidly to the $439,900 asking price. In early February, a buyer struck a deal for $425,000.

“We gave up about $15,000 – or 3 per cent – but if we had dropped our price, we never would have sold for $425,000,” said Mr. Bibby. “We would have likely sold for less.

“We had the location working for us because it’s right near the UHN [University Health Network] and we’re steps to Yonge Street.”

“In these older buildings, typically, the solariums were large enough by today’s standards to be used as a bedroom,” Mr. Bibby said.

“A basketball court, a squash court and a running track are also in the building. It’s good value.”
