The action

This semi-detached house was open to the public during the Beaches International Jazz Festival StreetFest, giving 90 buyers a glimpse at life up the street from the annual event on Queen Street, as well as the beaches and boardwalks on Lake Ontario.

“We listed during the jazz festival to garner more traffic into the house with people walking around,” said agent Andrew Ipekian.

“It backs onto a school parking lot, so you don’t have neighbours directly behind you, and the parking lot is often open, so when you have friends and family over, or it’s the jazz festival, it’s easy parking.”

The property’s excellent condition, augmented with professional staging, convinced one buyer to outbid 11 competitors with an offer $232,000 over the asking price.

“Having a good-quality home was difficult to find at this price point,” Mr. Ipekian said.

“I expected some offers, but not 12.

“But one of the benefits was there was not much for sale in the neighbourhood when we went on the market.”

The agent’s take

“The Beaches is a highly sought-after neighbourhood, extremely family-oriented, and close to transit, shops and restaurants,” Mr. Ipekian said.

“The sellers recently did the kitchen and bathrooms, which are generally the two highest returns on investment when you do a home renovation.”
