The action

Few homes comparable to this semi-detached three-bedroom house had sold in the first four months of the year, making it an opportune time to list. The sellers of the home on a short street off Runnymede Road, between Bloor and Dundas streets wrapped up a two-month-long makeover and posted the “For Sale” sign in May, and more than 100 potential buyers came through in one week. There were nine offers.

“There wasn’t a ton of inventory in their category or in their location on the market at that time, and we knew we could get a lot of attention,” said agent Suzanne Lewis.

“The sellers had renovated the kitchen and done a bunch of cosmetic work when they first moved in, so it showed well, but … they also turned it from a regular house with five people living there into a completely different space.

“With everything going on – tariffs, interest rates, and elections – there was so much uncertainty in the market,” Ms. Lewis said.

“On our offer night, I was expecting four or five offers, but people came out of the woodwork,” she said. “I was not expecting that.”

What they got

This two-storey house was built about 100 years ago. The kitchen, dining room, rear office and sunroom have been updated.

There are fireplaces in the living room and primary bedroom.

The basement has a recreation area and a full bathroom.

There’s a two-tiered deck and shed are on the 22- by 93-foot lot. There is no private parking, but street parking is permitted.

The agent’s take

“It’s in a great school district,” Ms. Lewis said.

“It’s quite a wide property, and the back yard has great areas for kids to play.”
