The action
A renting couple working with a budget under $650,000 spent months visiting nearly 20 two-bedroom condominiums near the GO rail line that would give them a transit link to Toronto. They found a desirable unit in a newer townhouse complex near the Aldershot GO station in Burlington, but were unable to negotiate the price down to within their budget range, even though the unit was being sold by its lenders under a power of sale. Luckily, they discovered another unit in the same complex that had just had its price reduced and with a seller open to negotiations. They stretched their budget, and the seller came down enough to cut a deal at $690,000 – $190,000 below what the sellers paid in September, 2023.
“Getting into the market at this time is very important,” said the buyers’ agent, Pradip Nag. “It’s truly a buyer’s market.”
“The other [unit] is still on the market, and in Burlington and Oakville, there are many power of sales on the market.”
Low maintenance costs for this property also made it more appealing for the first-time buyers.
“This is only five years new,” Mr. Nag said.
“Another key point is, condo townhouses like this, maintenance fees average $400 to $600 [each month], but this one is only $251.”
