The action

November was not an ideal month to list this 53-year-old house, when buyers could be sidetracked by poor weather. There were also other competing homes for sale nearby, some with more recent improvements. An attractive asking price did much to soften these hard edges, and more than 50 potential buyers toured the property within a few days of listing.

“We had a flurry of activity [opening] weekend – no pun intended. The Sunday was our first snowstorm of the year,” said agent Belinda Lelli.

“That did not stop many families seeking a home on a very private, non-throughway street, backing onto a good public school, steps to parks and transit, and priced under $900,000.”

Two buyers submitted bids, the best one being $30,000 under asking.

“We were happy with the outcome here,” said Ms. Lelli.

“There were a couple [of other competing properties],” she said. “Some sold, some didn’t.”

The basement has a recreation area, and a side exit to a private driveway on the 21- by 118-foot lot.

In the past year, the roof, heating and cooling systems were replaced.

The agent’s take

“In that area, they’re large semis, almost like a detached [house],” said Ms. Lelli.

“You also had a private drive for three cars and a separate side entrance to a lower level. One could lease the basement and help pay your mortgage.”
