The action

These first-time buyers spent five months looking at condominiums and townhouses in and around Leaside, and twice failed in attempts to buy properties within their budget of roughly $1.25-million. Giving up on Leaside, they moved their hunt further west. This semi-detached house near Cedarvale Park had just been taken off the market, but they managed to persuade the owners to give them a site visit, then another with a home inspector in tow.

“There are properties listed with an offer date and some of them aren’t going, so the agents have to relist it,” said the buyers’ agent Belinda Lelli.

“So, there are opportunities for buyers, but this window isn’t going to be open forever.”

The buyers delivered a firm offer of $1.225-million.

“My people really liked it, so we put in an offer because we didn’t want to wait for it to go back on the market,” Ms. Lelli said.

“They got pre-approved [financing], which is fantastic because it was their financial compass, so they could go in with a firm offer, which really leverages them.”

What they got

This two-storey, brick house is arranged with three bedrooms, open principal rooms, and a kitchen equipped with stainless steel appliances.

The basement has its own entrance, living room, bedroom, bathroom and kitchen.

The 21-by 100-foot lot has a parking pad out front, and a private yard and deck at the rear.

The agent’s take

“It checked the majority of the buyers’ wish list,” Ms. Lelli said.

“It had three bedrooms, parking, a backyard, two full baths, a separate side entrance to a basement apartment – which is great for income potential – parks and transit all within walking distance.”
