The action

In his marketing plan for this three-bedroom house, agent Kamil Lalji looked at comparables in the same district near Beacon Heights Shopping Centre in Calgary. He found that a four-bedroom house nearby had been listed for $815,000 in January and, failing to sell, had cut its price to $775,000 by April. He judged his client’s home, just a few doors away, as a better option, being slightly larger with 2,381 square feet of living space above grade and priced at $749,900. On the date set aside to consider offers one bid came in and subsequent negotiations resulted in a $744,000 deal.

“Ideally, you position yourself to be more competitive and attractive than your neighbours,” said Mr. Lalji.

“It didn’t end up going into multiple offers, we just got one and we negotiated a bit back and forth.”

Securing a sale was the primary goal.

“In downward-moving markets, you have to look at sales and see what things are moving for, and make sure your price is realistic,” Mr. Lalji said.

“That other property is still on the market.”

The agent’s take

“It didn’t have a finished basement, but it was really well taken care of,” said Mr. Lalji.

“It has good access to different transportation routes, the airport is not too far, and you’ve got good retail options, like Costco.”
