The action

This two-bedroom unit joined a short list of properties for sale around College Park in February. The owners did their best to boost the property, furnishing vacant rooms to improve their appearance. They accepted an offer $99,000 below their asking price from one of their first dozen guests.

“At the time, previous units were on the market for six months and were not selling,” said agent Stephen Young.

“To be successful, in terms of making a sale, you have to price it right and have something unique.”

This nearly 20-year-old, 850-square-foot unit in the south tower of the Residences of College Park had prime views.

“We had a unique property with a beautiful view, unobstructed and south facing,” Mr. Young said.

“In both buildings, out of almost 600 units, there are six with that design. It’s the first time this unit has been on the market for sale since the building was built.”

The agent’s take

“It has good-sized bedrooms, and the kitchen and living room are very large,” Mr. Young said.

“It shows very well, and it’s hard to find units like that.”
