The action

There were four one-bedroom-plus-den units listed for sale in July at Heintzman Place, a two-tower complex on the former manufacturing site for Heintzman pianos. The first one to sell was this 630-square-foot property. It gathered more visitors and a serious buyer in the week following a price change from $535,000 to $515,000.

“It was busy after the price adjustment,” said agent Karolina Armstrong.

“In the general area, there was slower sold activity on the higher-priced condos in this size category during the time we were listed.”

Although this unit does not have a parking spot, it does have a large terrace overlooking tall trees, neighbouring houses and the businesses on Keele and Dundas streets.

“We had one of the unique terraces, not just a balcony,” Ms. Armstrong said. “It was a paved, stone terrace.

“You could put a table out there, and it was south-facing. North-facing units face the train tracks.”

What they got

This 14-year-old unit has a modern design with its foyer positioned between an open-concept den and a kitchen with a peninsula, ceramic flooring and stainless-steel appliances.

On one side of the unit is the living room and on the other side a bedroom and four-piece bathroom.

The unit comes with a storage locker. Monthly fees of $444 cover water and use of a gym and rooftop deck.

The agent’s take

“Right at the crossroads of Dundas and Keele, you’ve got this really good, maintained complex,” Ms. Armstrong said.

“It’s one of the few, well-priced condo buildings in The Junction.”
