The action
Over the space of a month, about two dozen potential buyers visited this 1,355-square-foot unit in a boutique building a few blocks west of the historic St. Lawrence Market. One bidder came forward and negotiated a deal at $75,000 under the asking price. The owners knew there was another potential bidder, though one unwilling to enter a competition with other buyers.
“I was confident it would sell fairly quickly because these unit types are very rarely available,” agent Elias Ben Khelifa said.
“We had one offer that emerged that we negotiated and came to an agreement on.

“We had someone waiting in the wings that wanted to submit [an offer] but they didn’t want to compete.”
The unit had an enviable location overlooking the Flatiron Building and Berczy Park across the street.
“It’s a corner unit with five Juliet balconies and a sixth outdoor space – a proper balcony you can get out on, facing the Flatiron Building,” Mr. Khelifa said.
“It was very bright despite being on the fifth floor because it was surrounded by low-rise, historic buildings.”

The agent’s take
“This is a boutique building with a smaller number of units,” Mr. Khelifa said.
“It’s a larger unit with close to 1,400 square feet.”
