The action

This 645-square-foot unit at the Pure Spirit building is inside the historic Distillery District. The owners have been looking for a buyer on and off since October, 2023, unsuccessfully. A new agent was brought on, Christopher Bibby, who blamed past failure on unfortunate timing, ballooning inventory levels and borrowing costs and overall economic uncertainty. Mr. Bibby bet the unit would fare better when supply levels were lower in the depths of winter, regardless of the poor weather.

“We didn’t really have any immediate competition in the building when we listed, which was good,” Mr. Bibby said.

“Other agents were telling me they were waiting until the spring to list [properties] because they didn’t like what they were seeing, and there was too much snow and cold.”

Within five days, the unit had a dozen visitors. One offer came in $24,900 below the asking price, which the seller accepted.

“It’s ideal to get full price or very close to list price,” Mr. Bibby said.

“But the price is more a way to get people through the door.”

This 16-year-old unit has a 10-foot ceiling, full-height windows and a Juliet balcony along the living room.

Between the open-concept kitchen and den, there is an enclosed bedroom and a four-piece bathroom.

The unit comes with a storage locker. Monthly fees of $551 pay for water and heating. A gym, party room and rooftop pool are on site, as well as a concierge.

The agent’s take

“The building and its location in the Distillery District were big selling factors,” Mr. Bibby said.

“Having that den provided flexibility for a home office, or it could be a nursery down the road if someone had a baby.”
