The action

Agent Robert Greenberg recommended this four-bedroom house be listed no higher than $4.5-million to appeal to buyers combing through the neighbourhood around Bayview Avenue and York Mills Road. Fifteen interested buyers reserved tours over the first few days, after which a conditional offer $95,000 under the asking price was accepted.

“Bayview and York Mills is a tough district right now,” said Mr. Greenberg. “There are a lot of listings for sale at all different price categories. I told my clients you can’t list over $4.5-million, otherwise, you’ll shoot yourself in the foot.

“We sold it very quickly – basically in two days – but conditional on finances and a home inspection.”

What they got

This nearly 20-year-old house has a built-in double garage and about 4,200 square feet of living space spread across two levels.

The main floor is arranged with an enclosed office and a sunken family room, as well as a formal dining room and an eat-in kitchen with a nine-foot-long island and an exit to the in-ground pool, hot tub, shower and cabana.

There is heated stone and tile flooring on all levels and four fireplaces, including a double-sided model in the primary bedroom, which also has a walk-in closet and the largest of the home’s six bathrooms.

“The property didn’t need anything done; it showed phenomenally,” Mr. Greenberg said.

“The front was Indiana limestone, which is very expensive, everywhere you see tile floors is heated, and there is a home theatre in the basement.”

Landscaping on the 50- by 136-foot lot includes lighting, sound and irrigation systems.

“The pool was beautiful, and the landscaping, front and back, was impeccable,” Mr. Greenberg said.
