Open houses are often scheduled between 2 p.m. and 4 p.m. on the weekends, but the hours were extended for this three-bedroom bungalow to catch buyers before they could make pit stops at other properties in the neighbourhood. A good number of guests turned up during those extended times, including local homeowners who returned with an offer.
“A week before we sold, around Royal York [Road] and between Lake Shore [Boulevard] and Bloor [Street], there were 45 open houses,” said agent Ed Allan.
“The person who bought the property came through an open house, which I started from 12 until 4 p.m.”
The seller luckily reached a $1.17-million deal with the buyers, who adored the setting of the 49- by 105-foot lot.
“It backs onto a beautiful greenbelt. Yes, there’s a hydro line, but it’s been there since the fifties, so there were no problems,” Mr. Allan said.
“The day we got the offer, there were three brand-new listings around the corner.”
