The action
This investor-owned two-bedroom condo down the street from George Brown Polytechnic’s St. James campus had a tenant while briefly listed with an asking price above $1.1-million early in 2024. That appearance, and another about 18 months later with an asking price reduced to below $900,000, failed to generate any purchase offers.
“Our pricing was above what the market would bear,” agent Jack Ross said.
“Tenanted properties typically don’t show as well as a vacant and staged unit,” he said. “That definitely didn’t help the situation.”
The unit has two balconies off the living room.
When the tenant moved out, the unit was professionally staged and relisted in January at an asking price of $849,000. Nearly a dozen buyers completed tours, including some investors. However, it was an end user who eventually purchased it for $815,000.
“The new look led to a quick sale in about six days time and attracted a number of buyers who had never seen or considered the unit before,” Mr. Ross said.
“We did have a couple of calls and showings from investor types, which was interesting to note considering it’s a demographic that’s been quiet the last few years.”

What they got
In the northeast corner of a 15-year-old building, this 873-square-foot unit has hardwood floors and floor-to-ceiling windows in both bedrooms, as well as two balconies off the living room.

“It has a pretty unique floor plan in the building because it’s a corner unit,” Mr. Ross said.
“You had north, east and a bit of south-facing views from the balcony, and the views to the east were protected.”
