The action

This 1,860-square-foot penthouse at East Lofts, roughly situated between the Distillery District and St. Lawrence Market, was full of surprises, including two parking spots, a two-storey plan and two outdoor spaces.

“The last time one of these top floor, two-level units came up was in 2021, so it’s a very rare opportunity,” said agent Christopher Bibby.

“If we listed it at the price we wanted, we were never going to achieve it,” said Mr. Bibby. “Everyone is trying to negotiate.”

The sellers agreed to a deal at $145,000 below asking and included the furnishings.

“Despite the challenges in the marketplace, we are quite proud this was the highest sale ever recorded in the building,” Mr. Bibby said.

“The buyers loved the unit, the decor and furniture, so 90 to 95 per cent of the contents ended up getting negotiated into the deal.”

The primary bedroom and a den are on the main floor, along with two of the unit’s three bathrooms.

A floating staircase leads upstairs to another bedroom, open principal rooms and a remodelled kitchen.

The unit comes with a storage locker. Monthly fees are $1,712.

The agent’s take

“The inverted floor plan makes so much sense because we spend so much time in the living, dining and kitchen, so you almost want the better views in those areas,” Mr. Bibby said.

“There were also quite a few updates done to the unit outside the builder [finishes], like the kitchen was updated with a built-in television and commercial-grade refrigerator.”
