The action

This five-bedroom house on a 75- by 255-foot lot backing onto the Humber River did not have a pool or as much living space and tableland as a neighbouring property sold for $9.85-million last year. Agent Alkarim Shivji estimated those differences reduced its value to $7.8-million at best.

“We figured that stuff was worth somewhere close to a $3-million difference, and if they were around $10-million, we could sell somewhere around $7-million,” Mr. Shivji said.

“Unfortunately for us, the timing was poor.

“When the news started with tariffs and the stock markets reacted the way it did, a lot of affluent buyers stepped back and said they weren’t doing anything until we find out what direction the economy is going.”

The property’s price was reset under $6.5-million. An offer came in and negotiations resulted in a deal at $5,815,000.

“We adjusted [the price] accordingly, and thankfully, we were successful,” said Mr. Shivji.

“As desirable as that neighbourhood and that area overall is, a lot of our competitors are still on the market.”

What they got

This detached house was owned by the former York reeve, W.M. Magwood, in 1938.

In 2000, architect Peter Higgins expanded the interiors, and the home now has 4,400 square feet of living space, including a new breakfast area with patio doors.

It has seven bathrooms and direct entry into a double garage.

Fireplaces are in seven rooms, including the original library, living and dining rooms, one bedroom upstairs and a recreation area downstairs.

The agent’s take

“It’s really on a premier lot, and the views from the back are spectacular,” Mr. Shivji said.

“The home is now the best of both worlds. The front is original and beautiful in its own respect, and off the back, you have a family room, kitchen and amenities you’d like to have, and they weren’t building in the thirties.”
