The action

This 71-year-old bungalow was spruced up and priced below $1-million to attract potential buyers, outshining the other properties available for sale nearby in July. The best of three offers went $151,000 over the asking price.

“In that neighbourhood in Etobicoke, there were properties that had been sitting on the market for a long time unsold that were not properly priced,” said agent Irene Kaushansky. “We wanted to make sure to get the attention of new buyers.

“We took the time to prep the house, get it staged, price it right, marketed right, and we held three different open houses,” she said. “Our goal was to get multiple offers.”

What they got

This brick bungalow has 1,196 square feet of living space, including three bedrooms, and an attached garage on a 40- by 125-foot corner lot across the street from Silverhill Park, near Cloverdale Mall.

The agent’s take

“It had a very nice, private side yard, and it was affordable and move-in ready with lots of light,” said Ms. Kaushansky.

“It’s a good central, family-friendly neighbourhood.

“The school in the area is going to be rebuilt and will provide more schooling options for kids, so that was an attraction for families.”
