The action

A first-time buyer with a spending cap of $600,000 began house hunting in a few cities along Lake Simcoe, but found more options in Angus, a community 15 kilometres west of Barrie and 100 kilometres north of Toronto.

“We started viewing homes in Barrie and Innisfil, but most properties in that price range either needed significant work or were older,” said the buyer’s agent Gary Cirillo.

“I then suggested exploring Angus, since it’s only about 10 minutes from Barrie, offers newer homes, has more availability, and is an up‑and‑coming area.”

Their offers on two properties, one detached and one semi-detached, were both rejected. Negotiations on this seven-year-old townhouse, listed at $635,000, ended with a $575,000 deal.

The buyer took possession within 14 days.

“I knew we could confidently offer a quick closing because my client was already pre‑approved,” said Mr. Cirillo.

“This was appealing to the seller, especially with prices softening and the home being vacant.”

What they got

This freehold townhouse has an attached garage and 1,511 square feet of living space, plus an unfinished basement with sliding doors to the back of the 21- by 165-foot lot.

The main floor has a U-shaped kitchen, a dining area and a living room with an exit to a deck.

There are three bathrooms and three bedrooms on the second floor.

The agent’s take

“Despite being a middle‑unit townhouse, it offered great features: parking for two vehicles in the driveway, an open‑concept main floor, and a large primary bedroom with a four‑piece ensuite and walk‑in closet,” said Mr. Cirillo.

“It is a unique townhouse because there is a [basement] walkout, and the lot was large. Even the semi didn’t have a walkout or separate entrance.”
