The action
This five-bedroom house, purchased preconstruction in 2022, was used as an investment property in Holland Landing, about 20 kilometres south of Lake Simcoe. But when its owner was ready to cash out, only two potential buyers visited within the six weeks it was listed this summer. For agent Ira Jelinek, the real shock was having one of those guests negotiate a deal within $31,900 of its $1,349,900 asking price.
“We were thrilled to get an offer; usually, you need 10 or 15 people through, at minimum, to get an offer,” Mr. Jelinek said. “We got lucky that it sold. The list-to-sale ratio in that area wasn’t so great.”
This detached home had two significant advantages over other properties remaining on the market: a 45- by 92-foot lot and 3,500 square feet of living space, allowing for more bedrooms than the norm.
“It’s one of the biggest lots at 45-feet wide [since] they range from 38- to 40- to 45-feet,” Mr. Jelinek said. “The average square footage for the subdivision was about 2,800 square feet.”
