The action

About five kilometres west of Sherway Gardens by Highway 427 and the QEW, Applewood Hills Park is hidden behind the backyards of single-family houses, like this three-bedroom bungalow. Four buyers understood the appeal of the setting and made their offers. The standout proposal added an extra $126,000 onto the list price, for a final bid of $1.625-million.

“This house in particular, because of its location on the park, was quite rare,” said agent Irene Kaushansky.

“There had not been a sale on this street, backing onto the park, in many years, so it was very much in demand.”

What they got

This detached bungalow was built into the slope of a 52- by 122-foot lot, allowing for 1,670 square feet of living space on the main level and a basement of equal size with two exits to a back patio, hot tub and in-ground pool.

The lower level was upgraded with a remodelled kitchen, a guest bedroom and one of the home’s three bathrooms. There are three recreation areas, the largest one having a fireplace.

On the main floor, the primary kitchen overlooks the dining area and a living room with two sets of double doors to an upper deck.

The agent’s take

“It was a ranch bungalow, but was extremely wide and had a fantastic basement, it was almost like another house down there,” Ms. Kaushansky said.

“The main floor was traditional with principal rooms, but it also had walkouts to a big deck that overlooked the pool and park.”
