The action

This 75-year-old bungalow has 2,880 square feet of living space on an 80- by 117-foot corner lot across from Prince Charles Park. Its premium size and location led the sellers to list at an asking price of $1,990,000 in November. Several offers came in, but all were under the asking price and were rejected.

“The best feedback on any property is an offer and what someone believes it to be worth,” said agent Paul Maranger. “At least it’s a conversation.

“To get offers was encouraging to this seller.”

The price was reduced below $1.7-million in the new year and a bid of $1.6-million was accepted.

“With a double-car garage, and five bedrooms all on one floor, it’s unheard of,” said Mr. Maranger. “You don’t see bungalows that big.

“In the city, so many bungalows are being purchased by builders and either topped up or taken down for two-storey houses, so the supply of bungalows is shrinking,” said Mr. Maranger.

“[But] we didn’t have any builders; they were all end users, including the buyer, who was going to do a major renovation of the house.”

There is interior access to the garage and exits to the yard on all sides. There are double doors to the primary bedroom which also has one of the home’s three bathrooms.

The roof was replaced in 2023. The basement is unfinished.

The agent’s take

“It’s a lovely lot overlooking the park,” Mr. Maranger said. “It’s a pretty setting.”
