THE ACTION

This four-bedroom house is set amid a mix of traditional bungalows and modern infill homes west of Islington Golf Club. With no other homes for sale nearby, its owners saw this summer as a good time to test the market for the home on a 68- by 137-foot lot backing onto a hydro corridor.

While having a power line directly behind the house might be a turnoff for some buyers, agent Belinda Lelli chose to highlight the benefits of the location.

“We didn’t try to hide it” said Ms. Lelli. “I told the photographer to capture it. You’re getting a huge house, and some people came in and said, ‘There are no neighbours behind you, so it’s nice.’”

A public open house attracted about 30 groups, including the eventual buyer, who cut a deal that trimmed $117,500 off the asking price.

“I was shocked it was so busy and went so quickly,” said Ms. Lelli.

“People were circling around, and if the offer didn’t go through, they wanted us to call.”

WHAT THEY GOT

This 48-year-old house has a two-storey plan with an attached, double garage and a courtyard at its front entrance.

The interior was laid out with standard living and dining rooms, as well as an eat-in kitchen and a separate family room with a fireplace and access to a sunroom.

Another fireplace is in one of the larger recreation areas in the basement.

On the second floor, the primary bedroom has a walk-in closet and one of the home’s three bathrooms.

Over the past 20 years, the roof, windows, rear patio doors and heating and cooling systems have all been replaced.
