The action

This 1,388-square-foot suite at Palace Place at the mouth of the Humber River was originally listed for nearly $1.4-million. As the months passed without an offer, the price was repeatedly reduced. The final sale came in about $400,000 less than the original asking price.

“We got caught up in the market downturn,” said agent Luke Dalinda. “That really hurt us, because this should have been a $1.3-million suite.”

“We had the condo market slowdown in 2024, then 2025 was supposed to be the year of recovery, then we had all the tariff [disputes],” he said. “It really hurt the market.”

“Buyers anticipate steep price reductions,” said Mr. Dalinda. “However, resilient sellers who hold firm will ultimately find their market price, preserving their hard-earned home equity.

“This ended up selling because it’s a prestigious building with all kinds of amenities, including Les Clefs d’Or concierge, and it’s a large amount of space. That insulates value for older condos.”

What they got

In the southwest corner of a luxury high-rise, this two-bedroom unit features wall-to-wall windows in the bedrooms, solarium, living and dining rooms.

Each area was updated with hardwood flooring. The kitchen was refreshed with porcelain flooring.

There are two bathrooms and stacked laundry machines.

Two parking spots are underground. Monthly fees of $1,589 cover the cost of utilities, cable, facilities, and services, including a private shuttle bus to the downtown core.

“This unit also has a nice view of the lake.”
