The action

Late last year, an investor buyer was discouraged by what $700,000 could get them in the Greater Toronto Area. Their agent suggested travelling to Barrie, about 100 kilometres north of downtown Toronto, to find a better deal. The top pick was this 23-year-old bungalow, less than two kilometres west of the Barrie South GO train station, that had recently cut its asking price.

“We had looked at much older product in Newmarket, detached, freehold bungalows, like 60 years old,” said the buyer’s agent, Lucais Shepherd.

“In Newmarket, we were also getting condominium townhouses, with underground parking at an extra cost, for $700,000, versus this freehold, detached house with a two-car garage, three bedrooms, three bathrooms and a finished basement.”

A kink in their plan was the fact that this home had already been sold, though the sale was conditional on the buyer selling their own home. Luckily, the seller had an escape clause, giving Mr. Shepherd’s client a chance to make a better offer.

“The other people had 50 hours to firm up their property once we put in our offer,” Mr. Lucais said.

“They had to bow out, and we were slotted in first place.”

What they got

This three-bedroom bungalow has a living room and an eat-in kitchen with sliding doors to a newer deck and a fenced-in yard on a 40- by 111-foot lot.

Three bathrooms are on the main floor, including a three-piece, primary ensuite.

An additional bedroom and recreation area are in the basement.

The agent’s take

“It’s near the GO train, shopping malls, a Costco and brand-new high schools and public schools being built as we speak,” Mr. Shepherd said.

“The kicker is, Barrie is on Lake Simcoe and Newmarket is landlocked.

“Barrie has fishing, wakeboarding, kayaking, dragon boat, swimming, sailing, yacht clubs and beaches.”
