The action

This three-bedroom townhouse was repainted and repaired late last year while the owner decided whether to look for a buyer or a renter. With no similar model for sale in the complex south of Earlscourt Park, agent Ira Jelinek convinced his client they had nothing to lose by listing it for sale.

“You don’t want to time the market and wait for a better time,” said Mr. Jelinek.

“As long as there’s not 20 others like yours on the market, then you’ve got to give it a shot.”

Listed with an asking price of $899,000 in November, they reduced the price by $29,100 in December. A few weeks later, a deal at $830,000 was agreed.

“It took a little time, but it wasn’t that bad,” Mr. Jelinek said. “It wasn’t that great either; it would be great to sell it in a week, but those days are gone. ‘Bad’ is [when] you’ve got to do multiple price reductions within six months.”

What they got

“This was one of the larger units,” Mr. Jelinek said.

“You’re getting four bedrooms for $830,000 in a pretty central location in the city.”
