There were some properties in the Beaches this January that generated multiple offers, but none were as large as this four-bedroom house that sits less than one kilometre from Lake Ontario. One of two bidders met the $2,649,999 asking price within 24 hours.

“We thought about under-pricing it at under $2.5-million because I knew, with a lack of inventory for this type of house in the Balmy [Beach school] district, there would be a great demand for it,” said agent Shea Warrington.

“But I got a bit nervous about that price point and holding back offers, so I decided to list at $2,649,999 and I’m really glad I did.

“With 30 showings, it told me we have a lot of buyers out there.”

This nearly 100-year-old house had a major renovation in 2019 with $350,000 in updates.

Exterior upgrades include new roofing, windows and decking, as well as upgraded fencing, lighting and artificial turf on the 30- by 120-foot lot.

Interior additions range from upgraded mechanics to a custom kitchen dressed in walnut and quartz finishes, and a primary bedroom and bathroom with heated flooring.

“It was a very beachy house, but combined with a great reno, so the main floor was quite open and amazing for family life,” Ms. Warrington said.

“You could see the lake from the primary bedroom and the back yard.”

Two cars can also park off the laneway, which is a local hangout. “It’s almost like living in the country at the back of the houses, you can learn to ride bikes there and have Easter egg hunts,” Ms. Warrington said.

“It’s also an ideal spot for a laneway/garden suite.”
