The action

This semi-detached house near Greenwood Park went up for sale in mid-February, priced below $1.2-million and with a short window for home tours before any offers would be considered. The strategy brought in 30 potential buyers within 48 hours and two offers even before the scheduled open house.

“We certainly had set it up to generate interest and get someone to take action as quickly as we could,” agent Shane Little said.

The dearth of similar homes for sale nearby also worked in the sellers’ favour.

“We listed in February because there was a lack of inventory, and we also saw how similar, semi-detached homes were performing,” Mr. Little said.

“There was a great deal of buyers out there, and we wanted to capitalize on that before we hit the higher inventory period of the spring market.”

The agent’s take

A prime selling point was the home’s proximity to nearby green spaces, skating rink, baseball field and popular local open-air market.

“It’s just south of Greenwood Park, which the neighbours have started to call the ‘market street’ because the Leslieville market runs there [nearly] throughout the year,” Mr. Little said.
