“Church conversions are different from a lot of hard lofts,” the realtor says. “This one has 19-foot ceilings, stained glass windows and original architectural details from the church.”Harvey Kalles Real Estate Ltd.
The action
This 1,160-square-foot, two-bedroom loft is part of a converted neo-Gothic church, built in 1906. It easily outshone an assortment of other condominiums for sale around Bloor Street West this February. Within two weeks, 16 buyers had toured the multilevel space.
“For people looking for something a little special, there are not that many options,” said agent Evan Christensen.
“Church conversions are different from a lot of hard lofts. This one has 19-foot ceilings, stained glass windows and original architectural details from the church.”
A single offer came in, and negotiations struck a deal at $69,000 under the asking price.
“There’s always demand for those types of units and they usually sell well,” Mr. Christensen said.
“This sold for approximately $1,120 a square foot, whereas a lot of condos are selling for $900 a square foot.
“Because it’s rare, it holds value better in an oversaturated condo market.”

The agent’s take
“The terrace was cool because it had a nice view overlooking the houses and treetops, and it had a gas line,” said Mr. Christensen.
“The building’s atrium is pretty amazing when you walk in, with really tall ceilings and massive stained glass on the skylights.”
