THE ACTION
Last summer, this two-bedroom bungalow on a 0.16-acre lot was scouted by buyers in pursuit of a year-round residence or a summer retreat on the Georgian Bay, roughly 190 kilometres northwest of downtown Toronto. The sellers rejected one offer, optimistic another one would arise in due time.
“We had a lot of showings, and an offer right out of the gate, but it didn’t come together because of price,” said agent Eva Landreth.
“We took it off the market in the fall because with waterfront [properties], the best time to show it is when it’s nice and warm.”
This summer, the property was relaunched with a trim of $1,000 off the previous asking price, and it received two offers within weeks. The sellers agreed to a $1,047,000 deal with minor caveats.
“Right now, multiple offers are still coming in with conditions and lower than asking,” Ms. Landreth said.
“One buyer we had, the husband hadn’t seen the property, and they still put an offer in, but we worried if he came and said he didn’t like it, they could walk away.
“We worked with the other offer.”

WHAT THEY GOT
This roughly 50-year-old bungalow was updated about 10 years ago with everything from new wiring and plumbing to remodelled entertainment areas with fireplaces on the main and lower levels. Both levels exit to an east-facing deck and a patio, with a yard and rocky shoreline spanning 60 feet wide.
There’s a contemporary kitchen and two bathrooms, plus a bunkie and private double driveway.

THE AGENT’S TAKE
“This was nicely renovated inside,” said Ms. Landreth.
“It’s in a really nice pocket with a cottagey feel to it.
“You’re close to amenities as well, like a supermarket, restaurants and the harbour.”
