The action

Heading into the August long weekend, there were a few detached houses for sale near this four-bedroom home, including one on the same cul-de-sac, north of a shopping plaza on Major Mackenzie Drive, west of Leslie Street. Its lower price, under $1.5-million, had an immediate effect on buyers, with a handful of visitors delivering purchase offers.

“I was expecting at least four to five offers, but we got two or three more,” said agent Bill Thom.

“If you go low enough [on the asking price], you should get multiple offers,” he said. “But sometimes it does not result in a sale; you could ask for $1.49-million and get $1.5-million.”

In this case, buyers at the open house saw value in paying $1,838,100 for the home, built around 2000 and updated with a new furnace and kitchen this year.

“This house was updated and upgraded in some areas, and it’s well maintained,” Mr. Thom said.

“It’s also on a dead-end street, and that appeals to a lot of people.”

What they got

This two-storey house has a built-in, double garage, two laundry rooms and a living room with 19-foot ceilings.

The main floor has nine-foot ceilings and hardwood floors in most areas, like the dining room. The family room also has a gas fireplace.

The eat-in kitchen has ceramic finishes, stainless-steel appliances and sliding doors to an interlocking stone patio on the 46- by 132-foot lot.

There are five bathrooms, including a newly remodelled primary ensuite upstairs.

The basement has a recreation area and two additional bedrooms.

The agent’s take

“This is not the only house with this floor plan, but it’s a good floor plan,” Mr. Thom said.

“The lot is also a little deeper than the typical lots there. The backyard is quite nice.”
