The action
The asking price on this five-bedroom house was kept low to encourage offers and get a quick sale. Six buyers saw something they liked in the property near Highway 404 and the Bayview Golf and Country Club north of Toronto and presented their bids a week after Victoria Day.
“German Mills is a pocket where there’s not a lot on the market at any given time,” said agent André Kutyan.
“I knew the range of [this property’s] market value, but I priced it below on purpose to get it done relatively quickly with multiple offers.
“I wasn’t creating a ceiling by pricing it lower.”
Though the décor was dated, the home’s sizable footprint, measuring 2,532 square feet inside, held buyers’ interest.
“It’s one of the larger homes in the area with a room over the garage, which a lot of homes don’t have,” Mr. Kutyan said.
“If you’re looking at comparables in the area, a home next door sold for over $1.7-million, but it was more up to date.”
