The action
This 1,825-square-foot unit in the two-tower Granite Place luxury condominium complex is just west of Yonge Street and south of tony Deer Park. One anxious buyer presented an offer right off the bat, and more than a dozen more potential buyers visited over the weekend. Three additional offers were presented on Monday.
“The condo market has not been great for the last little while,” agent Valerie Benchitrit said.
“We were able to get the best price by having it on the market long enough to get enough showings and get competition going.”
Unwilling to risk losing this two-bedroom unit – one of the few corner units with southwest-facing views in the complex – one buyer raised their offer to $461,000 over the asking price. The bid was accepted.
“Downsizers wait for that kind of property, with prime, south-facing views of the city, a big terrace, big rooms and a great layout,” co-listing agent Josie Stern said.
“The units on the corner also have wider terraces. You can get a table for eight out there.”
What they got
This roughly 50-year-old unit has floor-to-ceiling windows in each room, including the bedrooms, and a 25-foot-long terrace along the living room.
There is a formal dining room and an eat-in kitchen with quartz countertops and a walk-in pantry.
There’s also a laundry closet and two full bathrooms.
The unit comes with a storage locker and a parking spot. The monthly fees are hefty, at $2,422, but cover utilities, concierge, and amenities, including a pool.

“Granite Place has a good reputation with great management and a great location,” Ms. Benchitrit said.
“It also has a nice new lobby.”
