The action

Clients of agent Adam Vacon bought a large condo at the end of 2025, but the deal was conditional on them selling their existing condo, a one-bedroom with den unit in a mixed-use building near Roncesvalles Avenue and Dundas Street West. The space had been recently renovated and painted and was staged and put on the market in January.

“We weren’t sure how the listing would perform, but their condo had a lot going for it,” said Mr. Vacon.

“They thoughtfully updated the unit in 2023 with the help of an interior designer.”

Of the four parties to tour the condo, one quickly delivered an offer $9,990 under the asking price, which was accepted.

“The design choices and strategic pricing really led to the sale,” Mr. Vacon said.

“This was a big success for my clients, especially given the current state of the condo market and challenges other condo sellers have been facing.”

What they got

The unit is in one of two connected buildings constructed about 10 years ago. There are roughly 180 units with retail at street level.

This northwest-facing unit has a remodelled three-piece bathroom, and new built-in seating and storage in the foyer and the dining area.

The den is across from the kitchen. The living room has floor-to-ceiling windows and sliding doors to the bedroom and the balcony.

The unit comes with a storage locker. Water is included in the monthly fees of $658. A gym, two party rooms and a pet-washing station are on site.
