The action
To grab the attention of buyers in the middle of winter, this semi-detached house had photographs posted online of the landscaped gardens in the summer, and each room was professionally painted and furnished. The absence of other four-bedroom options listed below $1.2-million also thrust it into the spotlight, bringing in more than 100 visitors over 72 hours.
“We targeted the Jan. 20 list date specially because we thought there wouldn’t be as much competition,” said agent Shane Little.
“It’s a 25-foot lot, it’s got parking and three storeys. We thought we’d do well.
“We haven’t seen 100 showings on a listing in six years. That’s almost like the height of the market/COVID activity.”
A couple of buyers already living on the same one-way street offered $1.6-million for the home prior to the offer date, winning over the sellers.
“The buyers had eyed the house for a few years, and it didn’t hurt they could see all the showing activity, which created a sense of urgency there,” Mr. Little said.
“Based on the activity we had and conversations with other agents, we felt confident taking that $1.6-million.”
