The action

For the owners of this three-bedroom house near Wanless Park, accepting a workplace relocation meant selling their beloved family home during a market downturn. Nonetheless, they had it professionally staged and listed for sale in November at an asking price of $2.2-million. They had more than 50 guests over 13 days, but no offers.

“Things weren’t moving,” said agent Belinda Lelli.

“The challenge was there were many other homes in Lawrence Park for sale at the same time for under $2-million.”

Anxious to sell, the owners cut the asking price by $100,000. That shook out a buyer who was drawn to the reputable schools nearby. Negotiations resulted in a $2.09-million sale within two days.

“Pivoting as quickly as we did really helped,” said Ms. Lelli.

What they got

Past renovations to the centre-hall home have created 1,555 square feet of living space, with a family room addition. An exit from the addition leads to a south-facing patio. The primary bedroom has its own bathroom and rooftop deck.

There are three more bathrooms, an open-concept kitchen and dining area, and a formal living room with a wood-burning fireplace.

An additional recreation area and bedroom are in the basement.

There is a private driveway on the 26- by 100-foot corner lot.

The agent’s take

“The house had tons of natural light because it’s a corner house,” Ms. Lelli said.

“You are literally steps to Wanless Park, which is the nucleus of the area, as it truly embodies a community feel. This community runs many festivities at the park, and it’s extremely family-centric and pet-friendly.”
