The owner of home drastically changed its layout and shifted the kitchen into the dining area to add a bedroom and larger bathroom.Re/Max Realtron Realty Inc.
The action
The owner of this two-storey townhouse drastically changed its layout, removing a third bedroom and bathroom to create a recreation area on the top floor, and shifting the kitchen into the dining area to add a bedroom and larger bathroom. Buyers didn’t appreciate the alterations, and there were no offers even after several price reductions last spring and summer.
A new agent was brought in, who pressed for a lower price. Starting at $1,118,000 in September, it was again trimmed to $999,900 the next month. Finally, a buyer came to the table and a deal at $960,000 was agreed.
“This is not the first time I’ve seen a house modified to suit the current owner’s needs,” agent Bill Thom said. “It’s not easy to sell.”
“We tried different numbers, and when it came to negotiating, the vendor was more lenient in terms of accepting a significant drop in the offer price.”

What they got
Built in 2000, this freehold townhouse, a kilometre north of the Finch subway station, has a street-level entrance and a garage with access to the basement.
The original recreation area in the basement was split into two rooms. One side has a gas fireplace and a patio exit, with the other half redesigned as a fourth bedroom with a wet bar and a full bathroom.
On the main floor, the kitchen is between a living room and a bedroom with a semi-ensuite bathroom and access to a deck.

The agent’s take
“You can technically walk to the subway [station] on Finch within 15 minutes,” Mr. Thom said.
“This is also a freehold townhouse with a walkout basement and a garage.”
