Located at the Residence of 77 Avenue near Yorkville Village, this nearly 1,500-square-foot unit had fewer renovations than one that took months to net $1.7-million last summer. But it was larger than another one that earned over $1.1-million after months of marketing this winter. Since neither shared great similarity, this unit was listed at $1.499-million. One buyer agreed with its value and bumped the price by $1,000 to an even $1.5-million in a contract they filed within days.
“I wasn’t sure how long it would take,” said agent Kimmé Myles.
“But I think the buyer knew it was pretty desirable property, and they were smart to ensure the seller would accept their offer.”
The size, style and setting of this more than 30-year-old unit were especially notable.
“It’s a unique and special condo with a lot of square footage relative to the price of it, and it’s also a bit of a blank slate in terms of the kitchen and bathroom because they weren’t renovated,” Ms. Myles said.
“It also faces a courtyard, so it has a nice east exposure, which is the better exposure in that building, rather than facing Avenue Road.”

This two-bedroom unit was laid out with the sleeping quarters separated by a living room. The living space offered wall-to-wall windows and sliding doors to a corner balcony.

A locker and parking complete the package. Utilities, internet and cable costs are paid through monthly fees of $2,165.

“It’s an older building, really well managed and with fantastic concierge,” Ms. Myles said.
“It’s so well located next to Whole Foods, Yorkville and absolutely everything, yet it had a nice calm feeling.”
