The action

This raised, brick bungalow on a J-shaped lot has a lot line with 25 feet abutting Grimsby Beach Park. It was listed for $977,997 in the spring, but despite months of display, there were no offers. A new agent was brought on this fall. With an asking price trimmed to under $750,000 and updated marketing photos online, a buyer was found in under two weeks.

“We gave it a lot more exposure, presented it in a better light, and freshened it up with a more accurate price,” said agent Michael St. Jean.

“From a new listing to a firm sale in less than two weeks, it went pretty well.”

Though the 48-year-old property sold for $40,000 less than its revised asking price, it has potential to gain in value, Mr. St. Jean said.

“The house has good bones and was in good condition. It could just use a cosmetic refresh,” he said. “For the price point, it’s hard to find anything backing onto Lake Ontario, in a good location and close to the highway.”

What they got

Grimsby Beach is well known for its colourful gingerbread cottages, known locally as the Painted Ladies, though this isn’t one of them. This two-bedroom bungalow faces south towards Temple Lane, along with the garage and triple driveway.

The main floor has a living room and an updated, eat-in kitchen. The primary bedroom has access to a covered deck.

The basement has a recreation area and a second bathroom.

“People really like the beachfront, the feel of the community and the trails along the water,” Mr. St. Jean said.

“It’s like you’re living on a different planet there, but still close to the QEW, big box stores and retailers ten minutes away. It’s the best of both worlds.”
