The action

The owner of this three-bedroom townhouse, unsure of the resale market in December, decided to list it for rent and sale at the same time. A few renters privately viewed the freehold property, set behind a plaza at the corner of Bank Street and Walkley Road, while potential buyers were welcomed at an open house. A few days before Christmas, the owner received an offer to purchase at $23,000 below the asking price and accepted.

“At that time of year, there wasn’t a ton of confidence the market would respond positively, which is why we put it up for rent at the same time,” said agent Raymond Chin.

“We were anticipating at least 35 to 60 days to be on the market. This went much quicker than we thought.”

Mr. Chin partially credits the sale to the property’s good condition, which included a new roof, new windows and new doors. The kitchen and three bathrooms have been updated.

“The home itself was meticulously maintained, and there were some custom renovations,” Mr. Chin said.

“It was owner-occupied as well; it wasn’t a rental, and that helped in how it showed.”

“There are mostly traditional, two-storey rather than three-storey [townhouses] in that location,” Mr. Chin said.

“It’s in a hidden enclave, which was a good distinguishing factor.”
