The action
This three-bedroom house with private parking on a 17- by 129-foot lot near Christie Pits Park came to market before the Thanksgiving long weekend. About two dozen visitors took private tours, and there was good interest at an open house.
“A big draw for this property is that it’s semi-detached, with about 1,700 above-grade square feet, plus another 700 below grade,” agent Luke Fraser said.
“It has laneway access and the ability to have a laneway suite. For a lot of buyers, that adds value if people decide to build a laneway suite or an additional garage.”
One buyer submitted an offer with conditions over the weekend. The owners of more than 50 years signed off on a deal $92,000 shy of the list price.
“There was some negotiation back and forth,” Mr. Fraser said.
The semi has a formal dining room on the main floor.
What they got
This two-storey house was built around 1900, with 1,640 square feet of living space and 10-foot ceilings on the main floor.
There is a living room with a gas fireplace, a formal dining area and a separate kitchen with access to a deck through a mud room.
A second kitchen is on the second floor, along with three bedrooms and a four-piece bathroom.
There’s another full bathroom and a recreation area in the basement.
The living room features a gas fireplace.
The agent’s take
“It’s a great location for a semi-detached property downtown,” Mr. Fraser said.
“It was very much a family’s generational home. [It] was well maintained for many years.”
