The action
At the open houses for this four-bedroom sidesplit, agent Mary Jo Vradis found it unusual that visitors were mostly unaccompanied by real estate agents.
“We noticed it was busier during open houses, like people were shopping on their own, not so much with agents,” said Ms. Vradis.
“I think it’s because people are just shopping in general – there’s no fire to actually buy.”
The sellers of some properties nearby had given up altogether and taken their homes off the market, but this seller stayed the course and got a full price offer after five weeks.
“It was just the timing [that the buyers] were able to get this house for that price,” Ms. Vradis said. “Otherwise, it would be worth a lot more.
“It was a complete renovation, really well maintained, and in a normal market, it wouldn’t have lasted a week.”

What they got
This five-level sidesplit was recently updated with new roofing, windows and driveway to the garage, as well as a redesigned kitchen expanded with a breakfast area and double doors to a deck and hot tub on the 55- by 120-foot lot.
The entry hallway leads to a family room with a fireplace and an exit to an interlocking patio, as well as a sliding door to the finished basement. The level directly above has three bedrooms.
At the other end of the house, there is a living room with a gas fireplace and a dining area.
The top level was added for a primary bedroom and a fourth bathroom.

The agent’s take
“It’s near the Shops at Don Mills, and the whole area is beautiful and known for their big lots,” Ms. Vradis said.
“There are lots of trails and it’s close to the highways.”
