The action

This three-bedroom house, four kilometres east of Rouge Park, had 21 visitors over 11 days, and nearly as many guests at its first open house. Four buyers made purchase offers, but the sellers rejected them all, deciding instead to relist the property and raise the asking price by $100,000. One of those jilted would-be buyers resubmitted their $875,000 offer two days later, with a small adjustment to the closing date, and it was accepted.

“We were priced strategically for [multiple] offers, and we got four offers,” agent Suzanne Stephens said.

“The sellers weren’t ready to accept the offer on the offer night. They were very emotionally attached to the house.

“They needed some more time to process.”

What they got

This roughly 40-year-old house on a 38-by-92-foot corner lot has a built-in garage with an EV charger and 1,504 square feet of living space. There’s also 763 square feet of space finished in the basement.

The main floor has formal living and dining rooms. The eat-in kitchen has sliding doors to a fenced-in yard and an entranceway to a family room with a gas fireplace.

On the second floor, the largest bedroom has a walk-in closet and a four-piece bathroom.

There are three more bathrooms, one on each level.

The agent’s take

“It’s one of the wider lots that sits on a corner,” Ms. Stephens said.

“The most unusual thing about this house was the ceiling. They had done PVC, stretched-vinyl ceilings, which were a great talking point.”

The property is also within a block of a school, park and shops.

“Most of the suburbs are not walkable; there are cars everywhere,” Ms. Stephens said.

“The fact that this house was so close to a shopping centre and schools, in my mind, makes it appealing.”
