This three-bedroom house enticed buyers with stylish staging and a price tag calculated to appeal. It did get one early offer but it was rejected by the sellers. After taking a breather, the home was brought back to the market with a slightly lower asking price in hopes of luring a new set of buyers.
“In this market, we’d rather be proactive, than reactive,” said agent Andrew Ipekian.
“We brought it out as a new listing, hosted new open houses and we had more activity on the property.”
The changes eventually drew out a second offer around the winter holidays. A deal was finalized at $2.03-million right after the new year.
“In the middle of December, there were fewer buyers, but more serious buyers because they’ve likely already sold their house and looking to get into one in December or January,” Mr. Ipekian said.
“Other properties were still on the market that did not maybe price adjust.”

“When it came to location, you didn’t need a car, you could walk everywhere you wanted to, including the subway, shopping, restaurants and great schools,” said Mr. Ipekian.
“Most properties just have a parking pad or driveway, so having a built-in garage is important in the city of Toronto, especially with all the theft going on these days. Another cool feature is it had a heated driveway, which is golden.”
