The action

This semi-detached house near Oakville Trafalgar Memorial Hospital was on the market last summer priced as high as $1,679,000, but the offers were low and negotiations fruitless. A new agent, based in Toronto rather than Oakville, was brought on this spring, with a new asking price of $1.55-million. Within five weeks, a deal was cut at $1.5-million to buyers from Montreal.

“[The owners] thought a Toronto agent could get a little more exposure and bring some buyers not just from the Oakville area,” said agent Dino Capocci.

“They had a few low offers [previously], but nothing close to this.”

Mr. Capocci said the home sold for $50,000 below asking, but it could have been worse.

“We were very fortunate to sell because there’s a lot of inventory ballooning in Oakville, Burlington, Toronto, Mississauga, everywhere,” Mr. Capocci said.

“[Receiving] $1.5-million was one of the higher prices for a semi-detached house in the area, especially now that the market is quieter.”

What they got

This four-bedroom house sits on an irregular-shaped, corner lot measuring 17 feet across the front and 108 feet along one side.

There are entertaining areas on the main and lower levels, as well as a dining room and a kitchen with an island and double doors to a two-tiered patio with a pergola, built-in grill and bar fridge.

There are four bathrooms, a central vacuum system and a laundry room with access into the double garage.

The agent’s take

“It had a beautifully landscaped, dream backyard with stone walkways and lighting systems,” Mr. Capocci said. “It was really special outside.

“It’s near a big, new hospital, so that’s also a bit of a draw.”
