The action
Agent Ira Jelinek listed this three-bedroom townhouse in Bradford, about 80 kilometres north of downtown Toronto, for sale at $815,000 in February, but within two weeks cut the asking price to below $600,000 to spark some interest. The tactic delivered multiple offers, but none were of interest to the seller.
“I spoke with an agent who had success in selling [another nearby home], getting eight offers after listing really, really low,” Mr. Jelinek said.
“We tried that strategy and got three offers, but didn’t get anything we liked.”
The home was relisted again, this time at $779,900. Within two weeks, the sellers found a buyer at $757,000, and began their own hunt for a new home.
“If you’re a seller, you’re likely selling lower than what you’d like to,” Mr. Jelinek said.
“But if you’re planning on buying, then it’s all relative.”
What they got
This freehold townhouse, built more than 10 years ago, was recently refreshed with a new front walkway and interior access to the garage through the laundry room.
There are pot lights in the living room, as well as the bedroom and recreation area in the newly finished basement.
The eat-in kitchen has an island, stainless-steel appliances and sliding doors to a private yard on the 20- by 110-foot lot.
A powder room is on the main level, and a four-piece bathroom is on the second floor. Another full bathroom is in the primary bedroom, along with a walk-in closet.
The agent’s take
“This townhouse was pretty typical,” Mr. Jelinek said.
“It’s close to a big plaza and ten minutes from [Highway] 400.”
