THE ACTION

The owner of this one-bedroom unit at Bohemian Embassy, across the street from the Gladstone House Hotel, knew the summer was a lousy time to find a buyer. They tried to set it apart from other properties on the market with a fresh coat of paint, new flooring and flattering furnishings.

“It tends to be a popular building, however in the past year or so, there have been multiple units sitting on the market, even ones priced very low,” said agent Scott Hanton.

“We were well aware we would have a battle with this and had to pull out all the stops to make sure this unit was a must-have.”

Just two buyers toured the 655-square-foot space.

“We were so discouraged to only have one showing a week, we thought it would take months to sell,” Mr. Hanton said. “But that second buyer ended up getting it.”

A deal was struck at $45,000 under the asking price.

“It goes to show, even with how good the suite looked, to only have two showings in two weeks, speaks to how utterly dead the condo market has been.”

“When you live in a condo, to have outdoor space overlooking a quiet courtyard that’s treed is very valuable,” Mr. Hanton said.

“Outside the building’s front door, there are all sorts of great restaurant, bars and nightlife. It’s a super handy location.”
