The Action
In a 10-storey building on Bloor Street between the Humber River and Jane Street this two-bedroom suite with a den was on the market for about a month when a buyer delivered an offer.
“One and Two Old Mill are quite sought-after because the amenities are beautiful, the buildings are really well maintained, and it’s a fantastic location in terms of walkability,” said agent Nutan Brown.
“Generally, things sell well in the building, in fairly good time, even though the condo market is soft.”
But with this deal, there was a catch. The offer was contingent on the buyer being able to sell their one-bedroom unit in the same building. The sellers agreed, provided they could keep looking for another buyer in the interim. A one-month deadline was set. Luckily, the buyer was able to sell their existing home.
“The offer was conditional on the sale of the purchaser’s property and because it’s a bit of a softer time, I asked my client to give that serious consideration,” Ms. Brown said.
“[The buyer’s] unit was lovely, and we were willing to take on the condition.”

What they got
This nearly 900-square-foot unit was built about 10 years ago with nine-foot ceilings, windows in each room but the den, and a terrace with a gas line off the living room.
There are laundry facilities and two full bathrooms, plus a kitchen upgraded with granite countertops, stainless-steel appliances and wide plank flooring.
The unit includes a locker and parking. Monthly fees of $1,020 cover the cost of water and concierge and use of the gym and indoor pool.

“It’s on a higher level, with a great exposure south, so it’s got tons of light all day,” Ms. Brown said.
“Also, instead of a balcony, it has a terrace, so you have a sitting area and dining area; it was large enough to accommodate both.”
