The action

Semi-detached homes are routinely in high demand in Davisville Village and this three-bedroom house was no exception. The owners barely started their week-long vacation when they were interrupted to consider two offers. They accepted the bid that came in $65,018 over the asking price with an October closing date.

“There were two other agents who expressed interest in bringing an offer, but they couldn’t get their clients’ deposits in time, so we negotiated with the two offers we had in hand,” said agent Amir Kiabi.

“In midtown Toronto – and Toronto in general – one of the lowest levels of inventory is for a semi-detached, freehold property."

To add to the scarcity factor, Mr. Kiabi said, this property is on a quiet street in a desirable neighbourhood. “It is fully renovated with a three-level addition, and has a pool and private driveway to accommodate two cars.”

What they got

In 2018, this two-storey house was gutted and expanded. It now has 1,764 square feet of living space, including a family room addition with access to a stone patio and saltwater pool on the 24- by 125-foot lot.

The kitchen has been modernized with sleek cabinetry and has an island with a waterfall edge design. The living room has been refurbished with exposed-brick details and a wood-burning fireplace.

There is a sauna in the primary ensuite bathroom upstairs and heated flooring in the guest bedroom, recreation area, laundry room and bathroom in the basement.

The agent’s take

“When a homeowner designs their house, it’s practical,” said Mr. Kiabi. This home’s kitchen, for instance, is both modern and beautiful, and there’s also plenty of storage space.

“The family room was bigger than the norm with a beautiful view into the pool, so those minor details matter.”
